Our Home Addition Process — What to Expect
- Site Survey & EngineeringEvery home addition begins with a licensed surveyor confirming property lines and setbacks. A structural engineer reviews existing foundation capacity and designs the new foundation, framing, and load connections. Zoning and FAR (floor area ratio) compliance is confirmed before permit application.
- Permit Application & ReviewWe prepare and submit permit application drawings to the local building department in NJ or PA. Depending on municipality, plan review takes 4–12 weeks. We respond to any reviewer comments and secure permit approval before breaking ground.
- Foundation & StructureNew foundation is excavated, formed, and poured per engineering specifications. Waterproofing, drainage board, and insulation are applied before backfill. Framing connects to the existing structure at engineered tie-in points with structural hardware.
- Envelope & MEP Rough-InNew roofline is tied in and weathertight before interior rough-in begins. Mechanical, electrical, and plumbing rough-in is coordinated. Insulation is installed per current energy code (RESCHECK) before drywall.
- Interior Finish & IntegrationDrywall, paint, flooring, trim, and fixtures are completed in the new addition. Transitions between old and new construction are matched as closely as possible. Final inspections occur for each trade before Certificate of Occupancy is issued.
How long does it take to build a home addition?
A typical single-room addition (400 to 600 square feet) takes 4 to 6 months from permit approval to Certificate of Occupancy in NJ or PA. Permit review alone can take 6 to 12 weeks depending on the municipality. Two-story additions and additions with significant structural complexity run 6 to 9 months. We provide project-specific schedules at the estimate stage.
Will an addition require a new foundation?
In most cases, yes. Additions built over ground level require a new foundation — typically poured concrete footings and foundation walls engineered to match the soil conditions and frost depth requirements of your county in NJ or PA. Bump-out additions (typically under 2 feet) can sometimes be cantilevered from existing floor framing without new foundation work, subject to engineer review.
What happens if the addition reveals existing problems in my home?
Renovation discoveries — rot, knob-and-tube wiring, asbestos-containing materials — are documented in writing and presented with options before any additional work is performed. We do not proceed past the discovery point without your written approval. All change orders are priced in advance with your signature required before work continues.
